California Homebuyer’s Down Payment Assistance Program is a 3% Silent 2nd loan that can help First Time Homebuyers* like you! The CHDAP can be used for down payment or closing costs and can be combined with additional down payment assistance.
*First Time Homebuyer is any borrower that has not owned a home in the last 3 years

– FHA 1st + CHDAP 2nd adds an additional 3% down payment to the FHA loan

The NHF Sapphire Program offers qualifying homebuyers a grant up to 5% of the total first loan amount. On a $200,000 mortgage loan, that’s up to $10,000 in the form of a grant!

– 3% or 5% Grant (does not need to be repaid)
– Can be applied towards Closing Costs, Down Payment of Earnest Monies

MCC (Mortgage Credit Certificate)
Allows First Time Homebuyers to claim a tax credit for a portion of the mortgage interest and qualifies for monthly savings in housing ratios

FHA Back to Work Program
The Federal Housing Administration’s Back to Work Extenuating Circumstances mortgage loan program shortens the waiting period to buy a home to as little as one year after you’ve had a bankruptcy, foreclosure, deed in lieu or foreclosure, or short sale for specific extenuating circumstances.
